I'm Daniel Mac Sweeney. I started Collin County Foundation Guide to give Collin County homeowners straight, sourced answers about foundations and foundation repair, before they sit down with a salesperson. My background is in building websites and online publishing: I'm also the founder of BlokStreams and OpenLenz.
I'm not a foundation contractor or an engineer, so I don't write from the job site and I don't assess homes. I research each guide from official and primary sources, such as the five cities' permit and watering rules, USDA soil data, Texas law and the Texas engineering board, link those sources so you can check them, and keep the guides up to date. For a diagnosis, hire an independent Texas-licensed professional engineer.
Who we are
Collin County Foundation Guide is an independent local resource for homeowners in McKinney, Frisco, Allen, Plano and Prosper, Texas who are worried about their foundation or weighing a repair. We publish plain-English guides to how foundations on North Texas clay behave, what repairs involve, what they cost and how to check the people who do them, and we connect homeowners who want quotes with independent local foundation repair companies.
We are not a foundation repair contractor. We don't employ crews, sell piers or perform, supervise or inspect any work. We are not engineers, and nothing on this site is an engineering opinion. We're not affiliated with any city, county, engineer or repair company.
Why this site exists
Foundation repair is one of the biggest bills a North Texas homeowner can face, and the usual first step is a free inspection from a company that sells the repair. Texas has no state license for foundation repair contractors (bills to create one died in 2011 and 2013), so there's no license number to look up, and "lifetime warranties" often cover less than homeowners expect.
We wanted a site that answers the questions people actually have: is this crack normal, what does an independent engineer do, which pier types exist, what should a repair cost here, what does my city require, and what does the warranty really cover. Where a local fact matters, such as a city's permit rules or its watering rules, we link to the official source so you can check it yourself.
How we write our guides
- General, never specific. The Texas engineering board has said that analyzing the cause of a foundation problem and recommending repairs is the practice of engineering (TBPELS advisory opinion 43). So we explain how things work in general and never diagnose a particular house. For that, hire a Texas-licensed professional engineer who is independent of any repair company.
- Sourced. Local and legal facts link to the cities, the State of Texas, federal soil data or professional bodies. Cost figures carry their source and date and are estimates.
- No invented claims. No fake reviews, testimonials, statistics or credentials. If we're not sure something applies, we say so.
